Jim Tsagalis Managing Director
Jim has over 25 years of commercial property experience across all sectors including retail, industrial and commercial property leasing, sales and asset management.
He is a leader in the property industry and recognised as one of the best in Australia. He has a thorough understanding of the national retail scene and has dominated the CBD and suburban leasing markets for over 20 years in Western Australia. His ability to finalise projects is well documented, which has served to translate into substantial value for his clients. He has transacted more than 1,000 retail leasing deals, averaging almost 100 deals per year and overseen more projects that any other agent in Western Australia.
Jim is an integral member of most shopping centre development teams offering insight into market trends and liaising between architects and other consultants in the master planning of retail developments. He also takes an active Asset Management position within static shopping centre developments, adding significant value of behalf of clients. Additionally, Jim has significant experience in selling shopping centres and other commercial properties. He has transacted in excess of $200 million in property sales.
Jim is also an expert in retail master planning, lease negotiation and retail delivery. He has recently master planned and project leased various high profile Perth CBD precincts inclusive of Brookfield Place, enex100, 140 William, Plaza Arcade and Cloisters Arcade. He has also sold many prime CBD retail assets including Plaza Arcade, Equus Retail Arcade and the McNess Royal Building.
A leader in the national retail property market scene, Jim regularly visits the eastern states and abroad to source tenants and conceive projects, and is a regular speaker at national and international retail forums.
Jim is experienced across all factors of commercial property, leasing and management and has held Senior Executive positions within Mirvac and CB Richard Ellis, overseeing both local and national business lines. He also has extensive experience in industrial subdivision and commercial office properties.
Albert Sertorio Executive Director
From his initial entry to the Property Industry over 20 years ago, Albert has amassed an extensive history of maximising returns for clients assets for which he is responsible. He has specialised experience in successfully delivering retail and commercial developments as well as Project Management of high profile redevelopments.
These assets have included retail and commercial complexes, for most of which Albert was engaged in a project management capacity, particularly in relation to many of Perth’s most prominent shopping centres, to ensure the best interests of the property and it’s owner were maintained at all times.
Albert has been integral to the success of major developments such as enex100, 100 St Georges Terrace, Midland Gate Shopping Centre, Whitford City Shopping Centre and Sorrento Quay.
Albert’s specialist management and property development expertise was honed while working for high net worth individuals and prominent institutional clients such as AXA, Colonial and ISPT. At Lease Equity, the same spectrum of clients can be boasted. The diversity of clients and asset classes serviced by Lease Equity is synchronic with Albert’s understanding of the need for unique strategies for maximisation of returns to be directly aligned with the owners objective, reflecting Lease Equity’s philosophy of creating greater value for our clients.
Andrew Pratt Senior Director - Asset Management
With over 20 years experience of management and a Commerce degree in Property. Benefitting from a wide variety of experience with Lease Equity’s most prominent clients, Andrew has been at the forefront of the company’s philosophy to create added value in retail assets under the company’s management and development via dynamic and proactive management.
Amongst his many achievements to date, Andrew has been managerially responsible for the redevelopment of the iconic Plaza Arcade to become Perth’s number one CBD retail arcade by virtue of increased traffic flow. Andrew has been involved in every aspect of the redevelopment inclusive of feasibilities; finance procurement, and liaising with all consultants inclusive of the architects, project managers and builders. The result is an arcade of unrivalled retail function and achieving record retail rents for the Perth CBD.
Andrew has also been integrally involved in the redevelopment phases of Waterford Plaza Shopping Centre which is designated as the District Shopping Centre for the City of South Perth. This $50M+ redevelopment contains two supermarkets and over 60 specialty tenants with a feature High Street for a alfresco retailing experience.
As Senior Director of our Asset Management Department, Andrew leads a committed team of 15 staff that now manages over 12 retail shopping centre’s in addition to a wide range of prominent assets inclusive of CBD retail, sub-regional and neighbourhood shopping centre’s, bulky goods showroom developments, suburban strip retail, office and numerous smaller managements.
With highly advanced skills in Excel, Andrew has written many critical programs for Lease Equity including formation of a concise, user friendly, budget track which has proven to be invaluable to not only our staff, but importantly to our clients, which has been utilised by Lease Equity for over six years. This complex spreadsheet automatically calculates rentals at review to the cent and to the day, recoveries, marketing levies and differing recoverability ratios through redevelopment to name a few of the functions.
Andrew is responsible for tailoring development feasibility structure to manage cash flow during property redevelopments. This often includes liaison with financiers, accountants, project managers, development managers and architects.
Luke Pavlos Director - Capital Markets
Luke is responsible in overseeing all office and commercial leasing and sales transaction for the company, with a particular emphasis on CBD assets.
Luke has over 10 years commercial property experience across a broad range of commercial and industrial asset classes, with a particular emphasis on the leasing and selling of CBD and fringe CBD commercial office developments.
He is also a Certified Practising Valuer and holds a Triennial Certificate as a Licenced Real Estate and Business Agent. His broad base industry knowledge and analytical background has seen him develop a reputation for providing exceptional client service with an emphasis on adding value to an asset.
As Director - Capital Markets, Luke is responsible for overseeing all office and commercial leasing and sales transactions for the company. He is directly responsible for a number of high profile properties as well as liaising with purchasers, tenants, advocates and owners, both private and corporate.
Fred Clohessy Director - Retail Leasing
Fred has over 20 years of commercial retail property experience and has been responsible for some of the biggest retail leasing transactions in Western Australia, having introduced a number of International brands including Zara and Nespresso to the Perth CBD.
Fred has a proven track record of meeting and exceeding clients’ needs and targets across a broad range of shopping centre portfolios and retail strip locations.
Fred was recently responsible for the leasing of the 'flagship' sites for Officeworks and Chemist Discount Centre at Wesley Quarter in the Perth CBD.
He has also had extensive experience in project leasing, having most recently headed the project retail leasing at Byford Village Shopping Centre which opened fully Leased and Yagan Square in the Perth CBD.
Vastly experienced in commercial and retail leasing, Fred has previously held the position of Associate Director - Retail Services at CBRE, where he was Head of their Retail Leasing department for 14 years.
